The financial crisis that the USA is witnessing today is because of real estate foreclosure. By real estate is meant landed property - something that is immovable and solid. Land has always signified real wealth - something that is not ephemeral like stocks and bonds that are up today and gone tomorrow. Even gold - the eternal yardstick for wealth is moveable and hence liable to get stolen and lost. The safest has always been the real estate.
So far the common belief among experts and ordinary folks was that price of property never went down but always went down. This belief led to the housing boom fanned and fueled by other factors. The boom, in normal process and following the laws of Nature and Economics, was followed by the burst. This led to thousands of foreclosures.
The theory of land being solid and reliable cannot be dismissed. But why then did this foreclosure crisis take place? It was not just a case of few real estate foreclosures but thousands and millions of houses being mowed down by foreclosures. The obvious answer is that when land came to be treated like stocks and bonds it also behaved in similar fashion. Land was not given the respectability of real estate.
To understand foreclosure properties one has to ask the question as to why the housing boom took place. The business community had registered some losses in the past for various reasons like outsourcing. Globalization led to the realization that it was cheaper to manufacture the same goods in Africa and Asia rather than in America. This led to losses for America.
Moreover with dissemination of ideas and technology a new wet of world order was coming into force with the emerging countries having their say.
All these factors resulted in the loss of profits for the business lobby. They became desperate to make profits. The new computer age required new methods of handling transactions and this led to development of new tools in the mortgage industry. The business lobby did not want to invest their profits in job creating ventures involving manufacturing and production. They decided that the safest way was to lend money.
But to whom will they lend? Others like them did not want to borrow. So they created a need among the ordinary people to borrow. This led to the birth of the sub-prime mortgages - loans for ordinary people who could not qualify for conventional loans. Thus the profit money was pumped into the mortgage world that ultimately led to the mess of landed property.
